Officers were called to the Crystaluna Drive property about 8.30am to investigate reports of a man threatening to burn the house down.
A police negotiator tried three times to resolve the situation peacefully, but the man would not surrender.
At the peak of the drama the man threw household items off the second-storey balcony, before climbing onto the roof with a knife.
Officers from the Tactical Response Group finally stormed the property, with the man arrested by police outside following a struggle.
At this stage it is not clear what was behind the man’s behaviour.
He has been taken to Mandurah police station where charges are likely to be laid.
Investigations are continuing.
